The house moved apart and major damage has happened. Siding, roofing, drywall, mold!!!! I’ve got all the problems. The ins. co. told me that the builder we hired is not responsible because he did not perform any work, but hired sub-contractors. We have no contracts with anyone else and we do not have any sub info? Isn’t the general contractor responsible for the job? The builder we hired was licensed, and all of the people he had working at our house were working under the gc’s license.

Wednesday, February 27th, 2008I drew up a contract for some drywall work I was going to do for a contractor. I signed it and dated it, then I faxed it to him. He emailed it back with some modifications. I didn’t sign anything afterwards. I started the project, but midway was told that I have to use certain screws or it wouldn’t pass inspection. The contract says nothing about screws. Also, the contractor wants orange peel on the walls, but the contract says nothing about texturing the walls, only the ceiling.
Can I charge extra for these modifications he’s making?
If so, what if he says no?
If no, what can I do?
Can I save money having only a house frame built and doing the interior work myself?

I was wondering if I could save alot of money by only having the builders do the frame and having contractors come in for electric and plumbing and basically doing all the interior work (drywall, painting, tileing, flooring, etc.) myself. If so about how much would I be saving?

Drywall dust from an attic furnace vent?
Sunday, February 17th, 2008I recently had the attic finished in our c1872 house. Up in the attic previous to the renovation is our 2nd gas furnace which supplies heat to the second floor. The contractor walled in the unit and added a small door for access to the furnace. In order to pass code he installed vents in the door itself as well as in the wall perpendicular to the door. He just cut out a piece of drywall and installed the vent. The issue we have now is everytime the furnace blower comes on a small amount of drywall dust seems to be blowing out into the room, you can see it if you run your finger along the vent grates. Whats the best solution for this? I was going to slap some joint compound on the edges of the cut dry wall as a quick fix but is there a sort of corner bead available that would be U shaped that I can add first for stability?? You wont see what I do since the vent is larger than the hole itself, so im not worried about how it looks.
A contractor flooded my house – do I need a lawyer?
Friday, February 15th, 2008I bought my 3-story townhouse 2 years ago. The builder has a 2-year warranty for nail pops and settlement cracks, and while they were in my house repairing those for the warranty, they broke a pipe on the 3rd floor, which flooded the entire house. They immediately hired a remediation contractor, who gutted and dried the house. The remediation contractor has also begun to put up new drywall and paint. So far, they have been very responsive; but nevertheless, I have been living in a hotel for 2 weeks with another week to go. I won’t be paying a dime for anything, and between them and my insurance i’ll have everything back to normal soon, so is there any reason to hire a lawyer. Is there any compensation available for the hassle and the aggrivation/stress? Thanks all!!
Drywall tape blossoms at night. Smooths out in the morning?
Wednesday, February 13th, 2008A few weeks back we had some damage to our kitchen ceiling due to compressed heavy snow and lots and lots of rain. We feel it caused an ice dam which funnelled the water under the shingles. A whole section of drywall had to be removed. It was replaced but for some reason the tape around the whole perimeter of the drywall appears to fill or blossom (quite the contrary to puckering) in the evening (perhaps with the temps dropping). In the morning all is fine; the fullness smooths out completely!
Any ideas why this is happening? We had a contractor test for moisture before having the repair made and he said it was fine. Also, if it was moisture, why does it only show in the evening? We are totally baffled. Any ideas/comments would be very much appreciated.
Carpet flood in 2nd story apartment! How long should I have dehumidifiers running for a 30 gallon spill?
Wednesday, February 13th, 2008My aquarium leaked, and I had 30 gallons of water spill to the floor on to the carpet. I live on the 2nd story of an apartment, and so the downstairs neighbor got flooded too. Apartment management called some contractors in right away to prevent mold and stuff. They rip up the carpet and padding, and remove the ceiling of the downstairs neighbor. They cut up some drywall at my place too.
Anyway they ran 2 dehumidifiers downstairs for 3 days. They ran one dehumidifier in my place for 3 days and I thought it done. They come back a few days later when I’m away, and then put back 2 dehumidifiers and have been running them for the past 3 days. They claim that the concrete under the carpet is still wet, but I can’t feel any wetness. The area of water damage is approximately 10′x6.5′, and the room size is around 12×22. So how long do you need to run dehumidifiers for? How can my downstairs neighbor be dry in 3 days but mine not be dry that fast?

Wednesday, February 13th, 2008I need a report to sort all the contractors into subgroups (drywall, masonry, etc.) and include a total balance for each subgroup and each main group. Example: masonry total=blank. Inside masonry report, abc construction total, def construction total, Acme construction total, etc. Each contractor has multiple entries that must count the total balance. Such that Acme check #1 balance $100, check 200 $100 with total =balance $200
